Karnataka RERA: How to Verify Prestige KIADB

K-RERA is the state body that governs real estate projects under the RERA Act. Every builder must file a project before taking bookings past a set stage. That step opens a public record with land area, tower count, home sizes, and the promised finish date.

To verify a project, you pull up that public record. You then check it against what the sales team or brochure tells you. This step matters more than most buyers think. A brochure changes slowly, while a K-RERA record shows the latest approved version of the project.

Prestige KIADB sits in KIADB Phase 2, close to Muddenahalli in Devanahalli. For K-RERA purposes, it falls under Bengaluru Rural district. As of August 2026, the project has no K-RERA number yet.

The filing should clear around September 2026. That lines up with the Expression of Interest window, or EOI, opening the same month. The formal launch is set for 16 October 2026.

Until the number comes through, treat every figure you hear as a plan, not a fact. This includes tower count, unit sizes, and the December 2031 possession date.

Once the K-RERA filing for Prestige KIADB clears, follow these steps on the official site.

• Go to rera.karnataka.gov.in on your browser, and switch the language if needed.
• Find the Services menu, then pick Registered Projects or Project Status.
• Use the search filters on offer, usually Project Name, Promoter Name, RERA Number, and District or Taluk.
• Type Prestige KIADB as the project name, or search Prestige Estates Projects Limited as the builder.
• Check the results list for the project name, builder name, RERA number, and current status.
• Open the full project page to view filing dates, approved plans, and phase updates.
• Look at the complaints tab on that page for any live disputes tied to the builder.
• Match the RERA number and land details against what the sales team already told you.

This whole check takes under ten minutes once the listing is live. No brochure or sales call can replace what this record shows you direct.

A RERA record covers far more than one number. Once Prestige KIADB shows up on the site, match these points against your brochure and sale deed.

If any of these do not match, raise it with the builder first. Do this before you pay any booking amount, not after.

Buyers sometimes search the site early. They then assume a missing listing means something has gone wrong. In this case, it just shows where Prestige KIADB stands in its own timeline. A K-RERA filing usually lands close to a project's formal launch, and this launch is set for 16 October 2026.

A search before that date will return no result. That is normal, not a red flag. The smart move right now is to track the filing date. Do not treat an empty search as a sign of trouble with the project itself.

Prestige KIADB has not cleared its K-RERA filing as of August 2026. There is no listing to check just yet. That does not mean you should sit and wait until October. Ask the sales team for their expected filing date direct. Ask for proof in writing once the number gets issued.
